FAQs for Sellers

With a lifetime of experience in every aspect of real estate in Vancouver, Canada, I am here to answer your questions and both English and Spanish. With a passion for helping others, I will share some of the most common questions loyal sellers ask me.

Answer

I do not just place a sign in front of a property and wait for it to sell. As a technology savvy realtor, I understand blogs, social media, online advertising, state of the art listing technologies, and the latest photography and video technologies to ensure that my customers have the most comprehensive and current marketing of their homes. Expect rapid notification of new homes and pocket listings and the best possible information to guide them through the real estate process. Additionally, I will do the work and reach out to every one of my connections to find the right buyer for you.

Answer

A real estate agent is more than just a sales person. A real estate agent provides advice and guidance. As a dedicated Realtor, I have spent my entire career in sales. I am one of the first to know when the market changes. This gives my clients a distinct advantage in pricing and negotiating deals. Additionally, there are times when you need the most current information about what has sold or is for sale. The only way to get that is with a real estate agent.

Furthermore, modern real estate transactions often incorporate legal and financial attributes, which take them well beyond more simple transactions, such as the sale of an automobile. I navigate through the legal jargon to ensure that clients understand everything they sign.

In addition, when you are negotiating with a pro, wouldn’t you want an experienced agent with a wealth of knowledge and years of negotiating experience fighting for your best interest? The reasons to use a Realtor are infinite.

Answer

Many people think about expensive renovations when it comes to selling. Many others do nothing, and do themselves a disadvantage. Remember that you never have a second chance to make a first impression. Therefore, in preparing a home for sale it is important to minimize any clutter, consider low cost and high value updates such as new paint, and steam cleaning to remove any pet aromas. Some renovations can significantly increase the ultimate sales price. However, many cost more than you can hope to gain during a sale. Alas, I have even seen some renovations that decreased sales prices of properties because they were too customized to the seller’s tastes. When you're ready to sell in Vancouver, Canada, I know what buyers are looking for, and can help you stage your home for sale.

Answer

It is true that, for many Realtors, the time of year you choose to sell can impact both the length of time it takes to sell your home and its ultimate selling price. Yet, I am not your typical Realtor. I bring in my extensive social and professional network to connect you with buyers, so that we can sell your home anytime. I leverage the use of technology to widely and flawlessly market your property to attract every potential buyer.

Even though there are busier times of year to sell your home, the best time really is the time that is most convenient for you, when you choose me to represent you.

Answer

Absolutely not! I put you in charge of the deal every step of the way. If a lower-priced offer makes more sense for you (perhaps it has a quicker close, better-qualified buyer and/or more attractive terms) you can accept that offer. As an expert in negotiating for you, I send out counteroffers to ensure you get you the terms and price you want.

Answer

You have the option of adjusting the price or sticking to your original price. The buyer then can typically decide to meet your purchase price, which often means coming up with additional funds, or cancelling the contract. With a virtually unparalleled understanding of the market, I can help you choose what action makes the most sense for you.

Answer

Countless sellers look at website to calculate their property’s worth. Unfortunately, these sites tend to calculate values based on standard formulas and older data. They often do not fully take into consideration the current market trends or unique features of your property. A true estimate requires consideration of market inventory, property features, location, and much more. As I real estate specialist, I understand everything that goes into pricing properties. I can pull out the best comps to help you estimate your home value. In addition, if you want a formal appraisal, I can connect you with premier appraisers.

Answer

The real estate market continually changes, and market fluctuations affect property values, but with an astute understanding of the market, I can help you price for success. Depending on your exact needs and timeline, there are various pricing strategies. Some choose to price high to allow room for negotiation. Others seek to price low, in order to get multiple bids and perhaps garner a higher price through a bidding war. Still others price right on value to ensure quicker sales. I can expertly explain the pros and cons of each strategy to help price your home to sell. In determining a price, we look at comps, the current state of the real estate market and local market conditions, so that we can pick the right price at the right time.

Answer

Many times people think about pricing at the high end and then moving the price down later. Well, several factors may come into play with this strategy:

  • Your home may be on the market longer.
  • You could lose market interest and qualified buyers
  • You might create a negative impression of the property.
  • You could lose money, due to the fact that you may be making extra mortgage payments, while incurring taxes, insurance and unplanned maintenance costs.
  • A potential buyer may face appraisal and financing problems resulting from the inflated price.

Answer

This is a report made by a qualified person setting forth an opinion or estimate of value. The term also refers to the process by which this estimate is obtained.

Answer

This is a powerful tool in our negotiation process. A counteroffer is an offer made by one party that makes changes to the original or latest offer of the other party. We often use this to get a bit more money out of highly qualified buyers.

Answer

This type of listing is the most commonly used. Typically, it is the most effective. With this type of listing, a single agent is selected to do everything to sell your house. Consider this like one-stop shopping. By using one agent for all listing services, negotiations, and showings, you ensure that you have an agent that thoroughly knows your property. Due to my exceptional customer service, many clients give me an “Exclusive Right to Sell” listing. It saves them time dealing other agents, who may not understand their needs like I do.

Answer

An Exclusive Agency listing allows a Realtor to market your home and enter it into the MLS. The agent will receive a commission if the home is sold through a Realtor. He will NOT receive a commission if you, the seller, find a buyer on your own. This often creates challenges because is confuses buyers. It is typically best to avoid this type of listing.
